1. Agreement to Terms

By accessing or using this website ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not access or use the Platform.

2. What the Platform Is

The Platform is a listing marketplace and partner referral hub for cryptocurrency real estate transactions. We provide a platform where sellers list properties priced in Bitcoin (BTC) and other cryptocurrencies, buyers browse and connect with sellers, and both parties are connected to pre-vetted, crypto-savvy professionals.

3. What the Platform Is Not

The Platform expressly is NOT any of the following:

• Not a broker — We do not represent buyers or sellers, negotiate deals, or provide real estate advice.
• Not an escrow agent — We never hold, custody, or transmit BTC or fiat currency at any point.
• Not a payment processor — We do not process, convert, or facilitate any crypto-to-fiat transactions.
• Not a financial advisor — We do not advise on investment, tax strategy, or property valuation.
• Not a money transmitter — Because we never touch funds, we do not fall under FinCEN or state MTL regulations.

4. Listing Fees

Sellers pay a flat $49 fee to list a property on the Platform. This fee is non-refundable and is collected via Stripe at the time of listing creation. Each listing is active for 6 months from the date of publication.

5. Transaction Fee

When a deal facilitated through the Platform closes, a 1% transaction fee applies based on the sale price. This fee is invoiced after closing is reported by our partner network.

6. User Accounts

You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You must provide accurate and complete information when creating your account.

7. Listing Content

Sellers are solely responsible for the accuracy of their property listings, including descriptions, photos, pricing, and property details. The Platform does not verify listing accuracy and makes no representations about listed properties.

8. Price Agreements

The in-app price agreement tool records an agreed BTC amount and USD equivalent between buyer and seller. This is a reference tool only and does not constitute a legally binding contract, escrow arrangement, or guarantee of any kind.

9. Partner Network

The Platform connects users to third-party professionals (title companies, CPAs, attorneys, brokers). While we vet partners for crypto-transaction competency, we are not responsible for the quality, accuracy, or outcome of their services. Users should conduct their own due diligence.

10. Limitation of Liability

The Platform is provided "as is" without warranties of any kind. We shall not be liable for any damages arising from the use of the Platform, including but not limited to property transactions, cryptocurrency price fluctuations, or partner services.
